A New Lifestyle District Rising Between Uptown and South End

The Iron District is an ambitious 55-acre mixed-use development set to transform the area between Uptown and South End Charlotte. Built on the former Charlotte Pipe and Foundry site, the project will create a vibrant urban neighborhood featuring residential apartments, office space, retail, restaurants, hotels, and public gathering spaces. With Phase 1 expected to begin construction in 2026, the development aims to improve walkability, strengthen connectivity between key neighborhoods, and introduce a new destination for living, working, dining, and entertainment in Charlotte’s growing urban core.

One of Charlotte's most anticipated developments is taking shape on a 55-acre site between Uptown and South End — the former home of Charlotte Pipe and Foundry. Developed by Trammell Crow Company, the Iron District is a large-scale mixed-use project that will bring residential units, premium retail and restaurants, Class A office space, a hotel, and Blume Studios — a 32,000 square foot immersive arts venue already open and operated by Blumenthal Arts.

Phase 1 is set to break ground in 2026, delivering 500 residential units and over 120,000 square feet of retail and dining, all positioned steps from Bank of America Stadium. With four phases planned across 55 acres, the Iron District is designed to become the connective tissue between two of Charlotte's most dynamic neighborhoods — and a defining piece of the city's next chapter.
